There are two endings. You'll probably get the True End just by playing normally and exploring everything. I might have missed a flag somewhere, but you don't need them all.
Visitor's room (central area, upstairs, right door)
Diary(1): Diary on the desk.
Book(2): Bookshelf.
Servant's room (central area, upstairs, left door)
Item: Chest of drawers -> Library key
Diary(1): Diary on the desk.
Event: Cupboard -> Maid outfit.
Library (west wing, requires key)
Read the bookshelf immediately to the left of the desk for the banana hint.
Diary(1): Diary in the middle of the desk.
True end: Talk to senpai after reading 3 diaries(1)
「この屋敷、なにかいるらしいですよ」
Book hint(2): Note on the left of the table.
Book(2): Book on the right of the desk.
Book(2): Upstairs, far top left bookshelf (not displayed)
Book(2): Upstairs, far bottom left bookshelf.
Book(2): Downstairs, top right aisle, lower shelf.
Book(2): Downstairs, middle left aisle, lower shelf.
Coin: Downstairs, first aisle on the right from the bottom, upper shelf.
Dining room (central area, downstairs door)
Sit on the bottom-most chair for several seconds to open the garden.
Item: Fruit bowl -> Banana (requires reading the hint in the library)
Garden (dining room, top door)
Item: Far bottom left -> Bathroom key.
Item: Fence above the left end of the path -> Shovel.
Coin: Dirt near the right end of the path (requires shovel).
Misc: Leave her there and come back for extra dialogue upon release.
Misc: Leave her there and go to the basement.

Dialogue changes when you do things in the toilet, outside, or in the basement.
Variations are unlocked based on similar acts. Doing foot things unlocks more foot things, etc.

No sex? Sooo...just groping? That at least is very clear in the preview pictures =P
If there's no sex scene I'm not really motivated to play it, if it was in english, sure...the only non h-game in japanese I will play (quite fervently actually xD) is the Super Robot Taisen saga, and that's because...well...mechas awesomely animated beating the crap out of each other
You still see "Sadako-chan" pictures pop up every now and then and she was actually one of the girls you captured in Datch Roll City. So her having her own H-game doesn't sound too far fetched. Just have to probably do some serious digging around JP game blogs.
One fan pic actually depicted her as being the Maiden in Black from Demon Souls......wish I saved it....
