it's the 1st row of upgrade they all say the same thing . and as for the SPEC part ; do i need to hire a person with the right SPEC leveled ?

Well, I don't fully recall the conditions of every upgrade.
The generics:
- the current maximum depends on the point of the game you've reached (some will eventually go up to lvl 14...at least going by game data)
- if SPEC mentions character name and ability level, you need that ability leveled on that character; sometimes it refers to a character you didn't recruit yet - just wait till then
- current maximum ability level also depends on the point of the game
- IIRC, there's another type of the condition, but I can't quite recall what it was

You could also just hit up f95's forum (Reapers Club on their site), they have a version of the game with an english translation preinstalled (MTL).

Seems to check out with my MTL, you've got H rooms, selling rooms, production rooms, rest rooms (for employees), etc.

Hold RMB IIRC.
Loop 5 day 49, wondering what the chest icon is used for, so far it doesn't seem to do anything at all? The shops also stay at level 1 and everyone who enters them leaves afterwards with a cloud above their head. Not really sure how to change that at all though, anyone know what to do?

If your shop is pissing off customers its generally one of these issues:
1> You don't have any facilities (or personnel assigned to a facility) to make the items that are trying to be sold. IE your trying to sell food without a kitchen and cooks assigned to make it. Or trying to sell from a shop without a smithy/blacksmith and/or mixing room/alchemist.
2> You don't have ingredients to make any items your customer wants to buy.
3> You haven't set up a product that can be sold. OR your products are set too expensive.
I think the place being overly dirty can affect customers, but I don't think it will directly piss them off.

Pretty sure that function is in the newest version, 1.28 iirc. If you don't have the latest version you can't use it.

Ah, its for the warehouse. You can buy bulk of every item you have ever seen here, but its twice as expensive as regular purchasing. Also you have to go through a small event with the maid again and invest in it for it to actually work.
Sorry, dont have a 32 bit operating system to test. :/

Seriously, though: most of the triggers are either the special requests you needs to pay in the third group (the other two being delivery requests and the quests), improving relations/having sex with a particular girl or needing to get deep enough into a dungeon/beat the boss. 70-80 is quite early, so you shouldn't have all that many choices.

I am on the loop
after you have to upgrade Facy's skill to level 3 so she doesn't get raped by the summoner, and get taken back to day 70. No more new events have happened during this loop, besides the short scene after having virgin sex with her. And the Archer girl saying something about Facy being a spy.

The time there, is just approximate (you should actually expect that - the time limits are imposed *mostly* on getting into a dungeon, not as much on how long you'd take to tackle it), but the order of events is still valid.

Looks like my timeline is definitely broken.
In the guide, it seems that for some reason I never triggered the event "Business investment: Requesting a search for pharmacist Callisto".
Is she supposed to leave or something? I guess I have no choice but to load an old save and do all of this over again.
i dont remember if this was a pre-requisite but did you also build the formulation building? What buildings do you have currently?
On another note...the author has blessed us with voiced DLC for two heroines!
